Cost of a Real Estate Attorney Services in Massachusetts

Buyer Only Representation

I charge a flat fee of between $850 to $1000 based on the items needed for the sale or purchase of the Massachusetts property due at closing.

Seller Representation

I charge a fee of $250 to the buyer for the purchase of a property in Massachusetts. Fees paid by the lender range from $450 to $650 as a base fee, the title exam charge is $250, and the plot plan if necessary is $150. My fees include the following services:

  • drafting and review of the offer to purchase
    • this is a key aspect of the purchase of a home…a good real estate attorney will draft an offer to purchase to address key issues that might affect you ability or decision to buy such as obtaining a mortgage on the property and a satisfactory inspection of the property. This service is included in my flat fee at no additional charge.
  • review of documentation key to the home purchase
    • from condominium bylaws, to other important and sometimes confusing documents, I will review these with you providing a detailed explanation of the meaning of these documents. This service is included in my flat fee at no additional charge.
  • drafting, negotiation of the purchase and sale agreement (P&S)
    • while the initial offer is valid and binding contract in most circumstances, the P&S is the real substance of the contract to purchase a home. I will negotiate terms in the P&S so that these are favorable to you, so that you are getting the best possible protection and deal under the circumstances. This service is included in my flat fee at no additional charge.
    • communication with you, the buyer, is of utmost importance to me. It is a point of pride in my style of legal representation to ensure that you are receiving clear and timely communication from me regarding your progress in the home buying process. I will contact you in the communication mode of your preference: Zoom, telephone, or email. There is NO ADDITIONAL CHARGE for this service.
  • modifications
    • things do not also proceed as planned in the purchase of a home. Sometimes a mortgage lender will take longer than usual in processing and approving a loan application triggering the need to extend the mortgage provision in the P&S. When things do not go as planned, I will contact the seller’s attorney on your behalf to seek a modification to the purchase and sale agreement. There is NO ADDITIONAL CHARGE for this service.
    • sometimes a seller and buyer will change their minds about a previously agreed upon term in the P&S. When this happens, I will work with the seller’s attorney to include any necessary changes to the contract. There is NO ADDITIONAL CHARGE for this service.
  • understanding the mortgage
    • the lender will produce paperwork…lots of paperwork…while this information should be reviewed with you by the closing attorney for the bank at the closing, most of this paperwork will be presented to you prior to the closing for your review. I will review any of this paperwork from the lender at your request so that you understand what the terms of your mortgage are. There is NO ADDITIONAL CHARGE for this service.
  • at closing
    • the closing date will come, and I will attend this with you (or if you prefer to have me attend in your place, this can be accomplished as well).
    • closing on the purchase of a home is the best part of the home buying process in Massachusetts, in my opinion, because at this point in the process you have done all of the hard work and are committed to going forward with the purchase.
  • title insurance
    • I will coordinate title insurance for the buyer and the lender.
